East Cape - Update
January 12, 2016
Jssquared found the ICS Vantage Realty Facebook page. It has a lot of information on it. According to an April 2, 2015 post by Jim Hunt, who is an agent for ICS Vantage Realty:
“Leaving the airport, we spotted this new sign, Its giant !!!! Grand Luxxe coming to the East Cape!! Upon further internet investigation, I discovered that Grand Luxxe is part of the Mayan Palace group. The Mayan Palace purchased a huge chunk of land through Vantage Realty 10 years ago, with 1 Km. of ocean frontage, and more than 1,300 acres of ocean view property located on the north property line of Santa Cruz de Los Zacatitos, 8 miles east of San Jose del Cabo."
Wow! The property is:
- Approximately 1,300 acres, and
- Has approximately 1 Km. of beachfront that extends north from the Santa Cruz/Zacatitos border.

The property is only 30 minutes or so from the San Jose del Cabo airport and about 14 miles from the Grand Mayan. The local home owners like to say the area is "Off The Grid". The beaches are well known to surfers, who have been plying the beautiful East Cape beaches for years. Fishermen have been fishing the East Cape region of the Sea of Cortez for years as well. Small resorts and homes for rent are located in these remote area up and down the remote East Cape coast. Note that there is limited access to electricity, water and groceries now. You have to plan well when you travel to this part of the country.
The question is how long will it be before units are available for use at Vidanta's East Cape. We have no idea. However, there is a model of a construction project nearby. Although small (four bedrooms, 6.5 baths, pools, a video theater, large living areas and a very complete kitchen), the villa was built over a five year period, maybe fewer years. This villa is well equipped to serve its guests. Solar energy provides electricity and a desalinization plant provides water. These are very advanced features to offer relative to the other properties in the area. Following are photos of progress seen on Google Earth between 2004 and 2014:

Here is what we have gathered to date:
Architect's Renderings
Plans for the property include five story towers for what appear to be Grand Luxxe style units and three story buildings that appear to be Residence style units. Some of the buildings are located on the shores of a very large pool/lagoon. The Vidanta website states the pool will be the largest in the world.Google Earth Images
It is unknown the extent of the construction on the property as of today because the latest imagery date on Google Earth is September, 2014. Interestingly, over the ten years since Grupo Vidanta purchased the property, a building that appears to be about 60' X 40' was built in 2007. Changes to the building site appear in Google Earth's imagery, but we have no idea if the changes only appear to be changes due to lack of clarity in the photos.East Cape Plans
Following are images of plans that appear on the wall of the Sales Floor in the Grand Bliss Tower at Nuevo Vallarta, Mexico. In addition, we have overlaid the plans on a Google Earth map of the property to show how the area will change as development progresses. There is a lot of work to do!Maps of the Area
Jim Hart of ICS Vantage Realty in San Jose del Cabo posted on the Vantage Realty Facebook page maps and photos of the roads that pass through Vidanta's property. A big thank you goes out to Jim for doing this and providing insight to changes taking place in the community of Santa Cruz de los Zacatitos and Playa Tortuga. An asphalt road extends from San Jose del Cabo, through approximately 2 miles of Vidanta's property to a point where it turns east to the coast and Playa Tortuga. Approximately one mile into Vidanta's property, there is a newly created cement road that extends eastward, through more Vidanta property to an unknown point where the cement road stops and is replaced by dirt roads that ultimately end at the beach. The area is developing, but it is still "Off The Grid".Roads

These two photos from the air give the viewer a great idea of what Santa Cruz de los Zacatitos is like. Dirt roads everywhere and beautiful beaches.Area Photos
Santa Cruze de los Zacatitos borders Grupo Vidanta's East Cape property. The area includes a popular, local bar and restaurant called Zac's. Homes in the area use solar energy for electricity. Water is likely bought in the form of bottled water. Running water in homes exists. The photos in this sections provide a glimpse of the area. What fun!!
Let us know if you have other questions. We have no update on the completion date. Based upon what we see now, the project is years from completion.
